Before Foreclosure Sale
Viewing a Property Before the Foreclosure Sale
- Potential bidders may not force the homeowner to let them see the property.
- Potential bidders may drive by the property and observe from the outside..
- Details about the property are available online at the Arapahoe County Assessor's website:
Property Search (Residential, Commercial, Agricultural and Vacant Land Parcels).
The Pre-Sale List of all foreclosures going to sale each Wednesday is available for viewing online or in the office of the Arapahoe County Public Trustee after 3 p.m. on Monday, with an update available after 4 p.m. on Tuesday. Properties may still be pulled from the sale right up to sale time at 10:00 am on Wednesday, as sales are continued, withdrawn, or stayed by bankruptcy filing.
Foreclosure Listings, Continuance Listings and the Pre-Sale List are available online.
Delay Due to Bankruptcy
A bankruptcy filing by the owner of the property puts the foreclosure on hold until the bankruptcy case is resolved.
Other causes for Delay or CancellationThe sale may be delayed for a number of reasons at the discretion of the lender. The lender will withdraw the foreclosure action if the property owner cures the default prior to the sale date.
Ownership of a property sold at auction will not transfer until all redemption periods have expired and title vests with the new owner. This could be as soon as 9 business days after the foreclosure sale or longer, depending on whether any junior lienholders have filed Intents to Redeem. There is no reason to vacate your home prior to the actual foreclosure sale.
