What is the foreclosure sale bidding process?
If you want to bid at the foreclosure sale you will need to do the following:
Prepare in Advance

    • Obtain the foreclosure sale number of the property by contacting the Public Trustee Office, or by using the Foreclosure Property Search
    • Pre-sale list will be posted to the web site by 3:00 P.M. two business days prior to sale. 
    • To find out if the property is still scheduled, please use the Foreclosure Property Search or call 303-730-0071.
    • Obtain a cashier’s check or certified funds, in the amount of $1.00 over the lender’s bid, drawn on a financial institution licensed to do business in the state of Colorado as defined in CRS §15-15-201(4).
    • Checks must be payable to Arapahoe County Public Trustee
    • We require a SEPARATE check for each property you plan to bid on
    • Complete a bid sheet for each property to be bid on.  These forms are available at the Public Trustee Forms page.

Sale Instructions

    • The sale is held Wednesday at the Arapahoe County Administration Building, East Hearing Room, 5334 South Prince Street, Littleton, CO 80120
    • Check in will begin at 9:15 A.M. and end at 9:50 A.M. After 9:50 A.M.; No bids will be accepted
    • Check in with the sales staff with the following documents already prepared:  the cashier’s check, payable to the Public Trustee, and the bid form.  The deputy will retain the bid form and return the check to the bidder 
    • Please be aware that this is a legal procedure and the sale must start at 10:00 a.m.  The Public Trustee or Deputy will announce the foreclosure number, the grantor, the street address, the lender, and the lender’s bid.  During the bidding process the bidder must speak slowly and clearly when stating their name and bid amount
    • No bid increase can be less than $1.00.  There is no limit for increases after the initial bid has been announced
    • Once the property is struck and sold proceed immediately to check out.

    • If you leave before funds are tendered you are no longer the successful bidder and the next bidder will become the successful bidder.

Lender Representative

  • The Public Trustee Office must be notified by e-mail prior to sale that there will be a lender representative authorized to amend or bid on a property at sale
  • Lender representatives are required to check in with the sales staff by 9:50 a.m. prior to the sale starting
